A fixed fee of €3,000 including VAT applies to the sale of an ancillary lot (garage, parking space, cellar) unless otherwise specifically agreed in the mandate.
The agency fees are usually at the seller's expense unless specifically stated in the mandate.
Rental fees (VAT included, capped according to ALUR decree 2026)

- Area retained = living area as per lease.

Appraisal fees
Valuation of the market or rental value of a property: €500 including VAT
This service includes:
- The property visit,
- Analysis of the local market,
- The comparative study of similar goods,
- The delivery of a written or oral valuation report.
This service is only chargeable if no sales or rental mandate is signed with the agency. If a mandate is granted to the agency following the appraisal, the appraisal fees are waived and no further charges will be incurred. Any free service constitutes a commercial gesture, not systematic, decided by the agency.
Clause relating to fees applicable within the framework of the BEA.IMMO partnership
By way of exception to the firm's standard fee schedule, it is expressly agreed that a specific fee rate of 4% including VAT the net selling price will be applied exclusively to the sellers who were put in contact with the firm through the company BEA.IMMO, within the framework of the partnership agreement concluded between the parties.
This pricing constitutes a contractual exception, strictly limitée to prospective sellers referred by BEA.IMMO for appraisal and marketing missions, and may not under any circumstances be extended or claimed by other clients, nor applied outside of this precise framework.
Apart from this specific situation, the firm's general fee schedule remains fully applicable.
